Project Name LICIC, 44th Drive Waterfront
Project Description Project has been Withdrawn. This project is no longer proceeding under the City Environmental Review Process. The proposed development site is being subsumed into another project. TF Cornerstone, Inc. and the New York City Economic Development Corporation (EDC), on behalf of the Deputy Mayor for Housing and Economic Development, the co-applicants, are proposing a rezoning to create a new MX District (MX-18, Special Mixed-Use) and a number of discretionary actions to facilitate the redevelopment of two sites located along either side of 44th Drive in Long Island City, Queens: the “Waterfront Site” (Tax Block 489/Lot 23 and p/o Tax Block 488/Lot 15) and the “Inland Site” (Tax Block 24/Lot 7) (collectively the Development Sites). Also part of the proposed actions, existing New York City Department of Transportation (NYCDOT) operations on the Inland Site will be relocated to a new facility to be constructed to the north, the "DOT Relocation Site," at 38-21 12th Street (Tax Block 472/Lot 646). The applicant proposes to redevelop the Development Sites with approximately 1.75 million gross square feet (gsf) of space, including market rate and affordable residential units, office and incubator space, light manufacturing, artist workspace, retail and restaurant uses, and community facility space, and a new one-acre publicly accessible open space along the East River waterfront. The proposed project also allows for a new school, constructed by the School Construction Authority (SCA) on the Inland Site. Existing parking on the Waterfront Site used by the New York City Department of Education (DOE) will be relocated to two interim sites nearby in Long Island City.
